What Is Probate Support?
When someone dies, dealing with their property can feel overwhelming. There is the valuation for probate, the clearance, the utilities, the paperwork – and you are trying to do all of this while grieving.
Probate support means having one person you can call who handles the property side of things. Not a solicitor (though we work with them), not a valuation company (though we do that too), not just a clearance firm (though that is part of it). One person who helps you through the whole process at the property.

What We Can Help With
Probate Valuation
If you need a valuation of the property contents for probate (HMRC IHT407 form), we do a room-by-room inventory with a professional valuation report. We come to the property, document everything, and give you a report that HMRC will accept.
Property Clearance
When the property needs clearing – whether that is before probate is granted or after – we handle it all. Full house clearance, single rooms, garage, loft. We sort, recycle, rehome and dispose of everything properly. We can save items you want to keep and clear the rest.
Property Maintenance & Security
Probate can take months. During that time the property needs looking after. We provide ongoing property maintenance so it stays secure and in good condition:

Do I Need Probate?
Not always. You might not need probate if:
- The property was owned jointly (it passes to the surviving owner automatically)
- The estate is small (under £5,000 for most banks and building societies)
- Everything was in joint names
You probably DO need probate if:
- The person owned a property in their sole name
- The estate is worth more than £5,000
- There are bank accounts, investments or significant assets in their name only
You do NOT need a solicitor to apply for probate. You can do it yourself through the government website. A solicitor makes it easier if the estate is complicated, but for straightforward estates, many people handle it themselves.
